Conservation Easements

A conservation easement is a voluntary legal agreement between a landowner and a conservation organization that permanently protects specific natural, scenic or cultural features of the property while keeping it in private ownership.

A conservation easement on your property ensures that future owners, or future generations, do not destroy the beauty and character of the property.  An easement can be applied to a portion of the property or the entire acreage.

Benefits to Landowners

  • You determine the terms of the easement.  Your easement is structured to fit your goals while ensuring that important resources remain intact.

  • You continue to farm, harvest timber, hunt, fish and enjoy other compatible land uses.

  • The easement’s value is considered a charitable gift donation and is deducted on your state and federal income tax.  In addition, transferable state tax credits are available.

  • Land protected by a conservation easement can be sold or passed on to heirs.

  • Donating an easement through your will can significantly reduce your estate taxes and ensures that the property is protected in perpetuity.

The Central Virginia Land Conservancy has already helped property owners protect thousands of acres of property in our region through permanent conservation easements.  Let us help you provide a priceless gift to future generation.
